Why is the property for sale?: The owner purchased the property in 2004 with her husband.  They have since divorced and she feels it is time to move on and start fresh.  The title is in her name only and she intends to remain in San Rafael when the property is sold.


Is the price negotiable?: To a degree yes, but the property is priced to sell - any reasonable offer will be considered.


Can the houses be purchased separately?: No, the owner wants to sell the property as a whole.


How much are the utility bills for this property?  Electric runs at about $30 US per month per house.  Water is about $6 US per month per house.  Gas is about $14 US per month for the main house (only the stove top runs on gas) and about $50 US per month for the smaller house (the hot water and stove is run on gas)  Internet is $40 US per month.  Direct TV is $40 US per month.  Property taxes are about $45 US per year. 

Is the property prone to flooding?   No, although the property is bordered to the south by the Rio Atuel, the famland and area where the houses are situated is elevated above the level of the river.  So there is no risk of flooding in any area apart from the marshland near the river itself.
