Brief overview of the property


The property comprises of 10 hectares (almost 25 acres) of land on which there are 3 dwellings situated close together. The land is uncultivated farmland.

The property is in a rural, but not remote location situated 17 miles South East of San Rafael, a town in the Mendoza province of Argentina. There is a smaller town located 5 miles away where there is a reasonable sized supermarket and a host of other food and general supply stores.  There is a gas station, a doctor’s office, a school, 2 pharmacies and other facilities.

The Farmhouse
The dwellings in brief, are an old farmhouse style property built in 1890 and is constructed of adobe, rendered on the inside and out and is in amazing condition.  

The house has 3 bedrooms all of them large enough to accommodate one double bed or two singles.

There is 1 full bathroom and one ½ bathroom.  The kitchen is large and spacious, as is the sitting room. 

There is a separate utility room where the washing machine is located along with a double sink, a fridge/freezer and shelving for storage.

The Cabin
Next to the main farmhouse is a 2 story cabin the date of construction is uncertain.

 At this current time this dwelling is not habitable but it could easily be made so with some relatively minor work which would mostly include cleaning and painting the interior. 

The layout is that on the ground floor there is a sitting/dining area, a kitchen and the bathroom.

The top story is one big room which could accommodate 4 people sleeping very comfortably and a small balcony. The cabin is ideal for having family and friends stay over.

La Casita
The other dwelling was constructed in 2005 of brick, rendered on the inside and out and stands approximately 100 yards from the farmhouse. We call it the second house, or more affectionately, La Casita, which means the little house in Spanish.

It is a two bedroom house, one of the bedrooms has a small en-suite bathroom and the other bedroom has a larger bathroom adjacent to it. 

The kitchen is large, and there is a good sized sitting/dining room.

This house is ideal for generating rental income.

Ariel view of the land
There is no commercial production at this property but the land would lend itself to being planted with any fruit or other crops such as alfalfa or vegetables. 

The neighboring properties are all planted with olives, grapes, peaches, plums and other types of fruit trees, thus indicating the soil is fertile and suitable for growing just about anything.

The property has water (irrigation) rights of about 4 hours  every 8 days which does not sound a lot, but given the irrigation canals are very wide and deep by comparison to other farms, they carry a large volume of water in a short space of time. 

The irrigation canals that water the land would need some work to get them up to optimal condition but they serve reasonably well as they stand.
